Entitlement Services
At Texas Sparks Constructions, we provide comprehensive Entitlement services for land development projects. Our expertise encompasses zoning, land use, financial projections, and navigating the Planning & Zoning process. Here's an overview of our services:
1. Zoning & Conceptual Site Layout:
- We prepare the necessary Annexation/Zoning Package based on the requirements of the Permitting Authorities.
- This includes applying for the appropriate Zoning Designation and creating a Conceptual Site Layout.
- We take into account the input from clients and address applicable comments during the process.
2. Plat Preparation:
- Our team collaborates with experienced surveyors to prepare the Preliminary Plat according to the checklist provided by the Permitting Authorities.
- We generate all the required surveying documents for final approval and address staff comments related to surveying services.
- Additionally, we prepare any metes & bounds (field notes) as required.
3. Utilities & Services:
- For properties located in the County, we obtain "Will-Serve" letters from water, electrical, and data service providers to confirm their availability.
- In the case of properties within the City, we submit applications to verify water and wastewater capacity allocated for the development.
- Based on the information provided by service providers, we assess the probable cost of utility construction, helping estimate expenses associated with utility installation and setup.
