Initial Consultation and Feasibility Analysis
- Conduct a detailed feasibility study to determine the appropriateness of forming a MUD or PID for the proposed development.
- Provide guidance on the differences, benefits, and challenges of MUDs and PIDs.
- Evaluate the legal, financial, and operational implications of each option for the specific project.
Formation of MUD or PID
- Assist with the legal formation process of the MUD or PID, including necessary filings with state and local authorities.
- Hire & Coordinate with MUD Attorneys, MUD Engineers, Market study Analysts and other required consultants to create the district as well as ensure compliance with all regulations and statutes.
- Coordinate with all regulatory authorities to ensure compliance as required for the creation of the MUD/ PID districts
- Facilitate the preparation and submission of required petitions and documents to establish the district.
- Develop a financial plan for the MUD or PID, including tax rates, service charges, and bond issuance strategies.
Establishing MUD District & Elections
- Organize and manage the election process for MUD board members and approval of MUD creation.
- Coordinate with election officials to ensure compliance with election laws.
- Facilitate community outreach regarding the benefits and implications of the MUD.
Infrastructure Planning and Design Review
- Coordinate the design and planning of infrastructure such as roads, water, sewer, stormwater, and drainage systems within the district.
- Ensure that the infrastructure development aligns with MUD/PID requirements, local regulations, and community needs.
- Review all civil engineering plans and provide recommendations to ensure long-term viability and functionality.
Coordination with Public Entities and Stakeholders
- Serve as the primary liaison between the development team and local government entities, including City Councils, County officials, and other relevant stakeholders.
- Attend meetings, present proposals, and provide documentation to support the project and maintain open communication with all parties involved.
